AGB 01-05-2019
1 The rental contract is concluded between the owner Silke und Thorsten Henze Grundstücksverwaltungs GbR as landlord and the tenant.
2 The rental price includes bed linen, towels and tea towels in addition to the object booked. A fee will be charged for the exchange of bed linen, towels and tea towels or cleaning service during the rental period. The valid prices are available on request. The rent does not include the final cleaning of the kitchen. The tenant is responsible for cleaning the kitchen.
3.the tenant has to treat the rented object and the furnishings carefully and carefully. The tenant is liable for damages incurred during the rental period, including those caused by roommates or guests. Should the rental property not comply with the contractual agreements at the start of the rental period or during the rental period and/or be damaged by the tenant or co-inhabitant, the tenant must notify the landlord immediately (under 0170 / 7364750). In the event of late notification of damage or defects, it is assumed that the rented property has been handed over in accordance with the contract and that the lessee is responsible for the damage or defect.
4. The rental property can be occupied on the day of arrival between 14h00 and 20h00. The keys will only be handed over to the landlord if the rental price has been paid in full by the start of the rental period. The agreed rental period is binding, late arrival or early departure will not be refunded or reimbursed. On the day of departure, the key must be returned to the landlord by 10:00 a.m.. Other arrangements are only possible after prior agreement. On departure the apartment is to be left in clean condition. Bringing pets is not permitted without prior written agreement with the landlord. The landlord is not liable for damages caused by force majeure.
5. The landlord is also not liable for any lost objects of the tenant. Smoking in the apartments is strictly forbidden.
6. in case of withdrawal from the rental contract the landlord is entitled to: Cancellation fee once 30,00€, until 45 days before departure 10%, but at least 20,00€, 44 to 30 days before departure 30%, 29 to 22 days before departure 60%, 21 to 14 days before departure 90% and from 13 days before departure 100%. This regulation does not apply to bookings via Airbnb.
7. should individual provisions of the rental contract be invalid, this shall not affect the validity of the contract as a whole or the remainder. Insofar as these provisions have not become part of the contract or are ineffective, the content of the contract shall be governed by the statutory provisions. Instead of an invalid provision or a contractual gap, the statutory provisions shall apply.
8. place of jurisdiction for all disputes arising from the rental relationship is Friedberg (Hessen).
